What an inspection covers and what a report should say
An inspection looks at how the house stands on its ground: the direction of cracks, walls that lean or bow, sloping floors, where water enters, how gutters and grading send rain, and whether the joists are tied to the wall. University of Minnesota Extension, an out-of-state land-grant source, says foundations usually develop some cracks and that they can be severe if joists are not connected to the wall.
Ask for dated photographs, a sketch of each crack, what was not visible and a plain statement of what needs action now and what needs only monitoring. A report that ends with a price for the repair is a sales document, whoever wrote it.
What a foundation inspection costs: the evidence we can show
Our estimate for a foundation inspection in Michigan is $320 to $685 per inspection, a model and not a quote. It takes two published national ranges, adjusted by Michigan's civil engineer wage ratio (0.91), and no Michigan quote stands behind it. An engineer's written report on a structural problem is a different job and may fall outside the range. The rows show what civil engineers are paid, which is not what a report costs, and what some cities charge for the permit that a repair might need.
| Item | Figure | What it is |
|---|---|---|
| Estimated range, not a quote | $320 to $685 per inspection | Built from 2 national published ranges, adjusted by the Michigan civil engineer median wage ratio (0.91). No Michigan foundation company price is shown, because none of the companies we looked at published a price we could count. |
| Civil engineer wage, Michigan median | $92,100 a year | What civil engineers are paid (BLS 2025 data republished by O*NET, medium), not what a report costs. The category is not structural-specific. |
| Civil engineer wage, Detroit-Warren-Dearborn median | $92,550 a year | What workers are paid (BLS 2025 data republished by O*NET), not what you are charged. No wage category covers this job exactly. |
| Basement waterproofing permit, Ann Arbor | Same as building permit: $100 plus $10 per $1,000 of cost | Revised July 2025 schedule; $15 base application fee and a grading review also apply. A repair, not the inspection. |
| Building permit, Lansing, $4,001 to $10,000 of value | $175 | Schedule effective July 1, 2026; plan review is 20 percent of the fee above $3,000. No foundation line. |
How we estimate costs: the Estimated range row is a model, not a quote. It takes two published national ranges for this job (cost guides from third-party sites that we have not verified and do not cite) and multiplies them by Michigan's civil engineer median wage ratio to the US (0.91, BLS 2025 data read through O*NET OnLine). No permit fee is added: the city permit rows below are shown as printed. The wage and permit rows are what workers are paid and what a city's own schedule charges, and neither is a price. Your soil, water and the repair method move a real quote well outside any range, so get an independent diagnosis first. We have not collected quotes, and we found no Michigan foundation company that publishes a price we could count. Full method. Prices as of Oct 19, 2026.
What the engineer license means in Michigan
Michigan defines professional engineering as consultation, investigation, evaluation, planning, design or review of work on a structure when it needs engineering principles (MCL 339.2001), and only a licensed engineer may practice it. A licensee needs 8 years of experience (no more than 5 of them education), an accredited degree and passed exams (MCL 339.2004), and must seal any report filed with a public authority such as a city (MCL 339.2007).
LARA says it oversees about 20,274 licensed engineers. Check the name on a report against the state license search.
What state law does not require
There is no statewide engineer's stamp rule for ordinary foundation repair. MCL 339.2012 lets an unlicensed person plan, design or direct a detached one- or two-family house of up to 3,500 square feet of calculated floor area, which excludes basements and crawl spaces. IRC R404.1.1 does require engineered design for walls under groundwater pressure or holding back more than 48 inches of unbalanced backfill, and a city may ask for engineered drawings with a permit; we could not confirm that for any city we researched, so ask yours.
On home inspectors we make no statement either way, because we could not confirm from a primary source whether Michigan licenses them.
Why the author of the report should have no repair to sell
Many foundation companies offer a free inspection, and some advertise engineers on staff. The report is how the sale starts. That does not make every such inspector wrong, but you cannot tell from the report alone whether a repair is the only answer.
Michigan has a rule behind the in-house engineer claim: a firm may offer engineering only if at least two-thirds of its principals are licensees and it employs a person in responsible charge at each Michigan place of business (MCL 339.2010). Ask who the engineer is, look up the license, and ask whether the engineer is paid by the repair.
The cleanest read comes from a licensed engineer who does not do the work. FoundationMatch is paid by the company that receives your request, so we have a stake in requests becoming jobs, and we would still rather you arrived with a report.
Inspections before you buy
The Seller Disclosure form (MCL 565.957) asks about the sump pump, evidence of water in the basement or crawl space, settling, flooding, structural or grading problems and unpermitted repairs, and says the seller has not inspected inaccessible areas such as the foundation. Answers are the seller's knowledge, not a warranty. If the form mentions water or settlement, commission an engineer's look before your inspection period ends.
When a foundation problem cannot wait for a scheduled inspection
- A wall is visibly moving, leaning or bulging inward now.
- A floor has dropped or a door has jammed shut overnight.
- Water is coming in near the electrical panel or outlets. Stay out of the water and call 911 if the structure feels unsafe.
- A hairline crack that has looked the same for months.
- A damp spot after a storm that dries out within a day.
What to do before you book an inspection
- Photograph every crack with a coin or ruler beside it, and write the date on the photo.
- Mark the ends of each crack with a pencil and the date, so a later visit shows whether it has grown. The crack identifier shows how.
- Ask any company offering a free inspection who writes the report, whether that person holds an engineer license, and what happens if no repair is needed.
Permits for an inspection and for what follows
No permit is needed to have someone look at your foundation. A repair may need one, and Michigan's base code puts the question to the city building official rather than answering it for every repair.
If an engineer's report is filed with the city, the engineer must seal it. Ask the building department before you start work what it wants to see.
Ask for the contractor's license number and check it with your state licensing agency before you sign anything.

A tool for this job
Do I need an engineer first?
This is the trade where the company that finds the problem often sells the fix. Answer two questions and the tool tells you whether to call an engineer, get a second opinion, fix the water path or wait. It runs in your browser and asks for nothing.
Open the toolQuestions people ask
Do I need an engineer to inspect my foundation in Michigan?
The state does not require one for ordinary repair, but an engineer is the best way to get a diagnosis with no repair attached. MCL 339.2012 exempts the design of a small detached house from the engineer-license article, and your city may still ask for one.
How do I check that someone is a licensed engineer in Michigan?
Use the LARA state license search and match the name and license to the report. A firm that advertises engineering needs two-thirds of its principals to be licensees.
How much does a foundation inspection cost in Michigan?
Our estimate for a foundation inspection in Michigan is $320 to $685 per inspection. It is modeled from published national ranges, because we have collected no Michigan quotes and found no published Michigan price for a report, and a report on a structural problem may cost more. The cost table shows civil engineer wages, which are pay, not fees. Ask for the price in writing and whether it is credited against a repair.
Is a free foundation inspection from a repair company reliable?
It can be accurate, but it is a sales step, so get a second opinion on any structural finding. Ask who wrote the report and whether that person holds an engineer license.
What does the Michigan seller disclosure say about foundations?
It asks about water in the basement or crawl space, settling, structural problems and unpermitted repairs, and says the seller has not inspected the foundation. An engineer's look before closing fills that gap.
