Bowing wall repair · California

Who should look at a bowing foundation wall in California before you accept a bracing quote?

Short answer

Before you accept a bracing quote, have the wall assessed by someone who won't sell the brace. Our sources give no California rule for repairing one, so check that the contractor's CSLB class fits the work, and ask your building office about the permit. Repair runs $80 to $745 per linear foot of wall of wall in our model, as an estimate and not a quote.

What is pushing on the wall

Expansive clay, one documented source of soil movement in California, swells when wet and shrinks when dry. A Colorado State University Extension fact sheet, reposted by the City of Monterey Park, says such soils can exert pressures up to 15,000 pounds per square foot. That's a general figure from out of state, not a measurement of your yard.

The same sheet advises shrubs at least 5 feet from the foundation, trees at least 15 feet and sprinklers 5 feet away. Those distances are its advice, not California code.

Straps are one of the products sold to brace a bowing basement wall, shown anchored to the floor and the joists, and bracing alone does not address why the wall moved.

What bowing wall repair costs in California: the evidence we can show

Our estimate for wall repair is $80 to $745 per linear foot of wall, and the table also carries a range for a 20-foot section. They are models and not quotes, from one national published range adjusted for California wages, and the band is very wide because the national sources disagree. Cement mason pay is below as pay, not price.

What California's sources say about walls under pressure

The California Building Code describes the criteria for analyzing expansive soils in section 1803.5.3, according to a regional environmental review, and the soil effects there are site-specific and generally remedied by standard engineering practices. The code text itself isn't among our sources, so we can't say what it requires of a repaired wall. For a subdivision, H&SC 17953 requires a preliminary soil report by a state-registered civil engineer, and 17955 makes the approved recommendation a permit condition. Neither tells you what your single wall needs.

Why the assessment comes before the bracing quote

The company that finds the bowing often sells the braces. Ask for a written assessment from someone who won't do the work, and make it say what is loading the wall and whether the load has stopped.

Take the report to each bracing company and ask it to explain, in terms of that report, why its method fits. The foundation inspection page covers what the report should contain.

CSLB classes for wall bracing and rebuilding

CSLB has no bowing wall class. On its definitions, foundation work falls under B, C-8 concrete, C-29 masonry (which covers load-bearing and non-load-bearing masonry walls) and C-12 excavation, which is our interpretation. At $1,000 or more, or when the job needs a permit or hired workers, the contractor must hold a CSLB license. Look the number up on CSLB's Check a License page and read the written contract before you sign, since CSLB requires one for home improvement work over $500.

Bowing-wall signs that are an emergency

Call right away
  • The wall is visibly moving, or new cracks open from week to week.
  • The wall is bulging into the room and the floor above is sagging.
  • Water is pushing through the wall in a storm. Stay out of it if it reaches the electrical panel.
This can usually wait for a regular appointment
  • A wall that has bowed for years with no change against dated marks.
  • A dry, stable wall while you wait for an assessment and quotes.
Leave and call 911, then the utility, if the wall's movement may be pulling on a gas or utility line.

What to do before you call a contractor about a wall

  1. Photograph the wall with a level or a string line beside it and write the date on each photo.
  2. Mark the ends of any horizontal crack with a pencil and the date, then recheck monthly.
  3. Outside, note whether the grade, sprinklers or downspouts send water toward the wall.

Permits for bracing or rebuilding a wall

The state code asks for a permit before a building is repaired or altered, and no source we have names wall bracing either way. Ask your building office, including whether it wants engineered drawings.

Ask for the contractor's license number and check it with your state licensing agency before you sign anything.

Questions people ask

Does a bowing wall need an engineer in California?

No state page we have says a bowing wall repair needs an engineer's stamp, so ask your building department what it wants. A written assessment from someone who won't brace the wall keeps diagnosis apart from the sale.

Will bracing a bowing wall need a permit in California?

The state code requires a permit before a building is repaired or altered, and local rules vary by city and county. Ask the office, then have the contract say who pulls the permit.

Which contractors may fix a bowing wall in California?

CSLB has no class named for it. B, C-8, C-29 and C-12 can fit, on our interpretation of CSLB's definitions, so check the class on the license and ask why it fits.

How much does bowing wall repair cost in California?

Our estimate is $80 to $745 per linear foot of wall, from one national published range adjusted for California wages, and the band is very wide. A written scope and a named method make quotes comparable.

Can I fix a bowing wall by changing the landscaping?

A Colorado State sheet reposted by Monterey Park advises keeping shrubs 5 feet, trees 15 feet and sprinklers 5 feet from the foundation. Those distances are out-of-state advice, so have an assessor tell you whether the movement has stopped.
