Foundation work in Denton
Denton's residential Foundation Repair page says all foundation repairs require a permit. Denton's submittal is the Residential Application and a foundation repair letter and plan, signed and sealed by a Texas registered engineer, filed through eTRAKiT or in person at the Development Services Center. Before the final inspection, the final engineered seal report has to be uploaded to eTRAKiT. For the fee, that page now says to refer to the fee schedule.
The schedule effective October 1, 2026 (Ordinance 26-1576) prints a $150 Foundation flat fee only under Commercial Alteration, and its residential alteration lines are priced per square foot with a plan review fee. The Center is at 401 N. Elm St. and answers at (940) 349-8600 or building@cityofdenton.com. The Foundation Repair page also lists City Hall West, 601 East Hickory Street, (940) 349-8200, open weekdays 8 to 5. Its adopted codes carry Denton amendments to the 2021 residential, building, plumbing, mechanical, fuel gas and existing building codes and the 2020 NEC.
Census estimates put Denton's owner-occupied median value at $348,200 and its housing's median build year at 1997. Texas civil engineers, through ASCE, wrote residential foundation evaluation and repair guidelines, now Version 3, to help the engineering board weigh complaints against engineers. Ask the Center which line of the fee schedule a residential foundation permit is billed under, since the only foundation flat fee printed is commercial.
