Where Florida's statutes put a bowed wall
Section 489.105(15) lists an exterior or interior load-bearing wall among structural components, next to the foundation, columns, floors and roof structure. DBPR's Unlicensed Activity page says that making structural alterations to load-bearing walls requires a contractor with a state license.
The building contractor class covers remodeling, repair or improvement of a building of any size only when the services don't affect the structural members. DBPR doesn't say which class takes a wall repair that does, so ask the company to name its class and read it on the license record.
Bowing wall work in Florida: our estimate and the wages behind it
Wall work is modeled at $60 to $555 per linear foot of wall. That band is wide because it rests on national published ranges (1 counted) scaled by the Florida cement mason wage ratio (0.87), with no Florida company price to narrow it. Read it as an estimate, not a quote.
| Item | Figure | What it is |
|---|---|---|
| Estimated range, not a quote | $60 to $555 per linear foot of wall | Built from one national published range, adjusted by the Florida cement mason wage ratio (0.87). One Florida foundation company publishes a price we could count on their own websites; where five or more price the same job, the range is the middle half of their prices, and where two to four do, the estimate is widened to take them in. Coupons, specials and figures a page gives as an average are not counted. Basis: no state company sample (no counted Florida company price for this job), national estimate only. |
| Estimated range per 20-foot wall section, not a quote | $1,200 to $11,100 per 20-foot wall section | Built from one national published range, adjusted by the Florida cement mason wage ratio (0.87). |
| Concrete finisher pay, Florida mean | $25.26 an hour | BLS May 2025 mean hourly wage in Florida for the occupation nearest to wall-repair crews; pay, not a price. |
| Concrete finisher pay, US mean | $28.87 an hour | BLS reports this nationwide mean beside the Florida one, and the ratio comes from the pair. |
Estimated range. Built from national published ranges (1 source), adjusted by Florida's cement mason wage ratio to the US (0.87, BLS May 2025). Not a quote. Coupons, specials and figures a page gives as an average are not counted. We have no counted Florida company price for this job, so the range is our national estimate alone. Full method. Plans for a wall repair: Port St. Lucie's structural damage checklist
Port St. Lucie's Checklist for Structural Damage Permits, updated 09/29/25, asks for a description and cause of the damage, a detailed description of the proposed repair, and original plans signed and sealed by an architect or engineer. A Notice of Commencement is recorded for work valued at $5,000 or more. The checklist doesn't mention foundations, so the office decides how it files a wall repair.
If an engineer designs the bracing, the contractor who installs it doesn't need an engineering license of its own, under section 471.003(2)(f). The sealed drawing is the engineer's document; keep a copy.
When a bowing wall shouldn't wait
- A wall leans into the room and the lean is larger than when you last measured.
- A horizontal crack runs along a block wall with a step at one end.
- A beam or joist that rests on the wall has started to slip off its seat.
- A slight bow with a plumb-line mark that has held for months and no water coming through.
Measure before you call
- Hold a level or plumb line against the wall and note the gap at the widest point.
- Mark the same spot with the date, and re-measure each month.
- Ask each company whether an engineer designs the bracing and whether plans will be sealed.
Permits for a bowing wall repair in Florida
Chapter 489 counts a load-bearing wall as a structural component, and section 553.79's $7,500 permit exemption doesn't apply to structural work. Ask the building office whether it files your wall repair as structural. In Port St. Lucie, the Building Department's permitting line is 772-871-5132.
DBPR has no foundation repair license category, so ask which state contractor license the company holds, look the number up on myfloridalicense.com and get its certificate of insurance before you sign anything.
Questions people ask
Does a bowing foundation wall repair need an engineer in Florida?
Port St. Lucie asks for plans sealed by an architect or engineer on structural damage permits. That's the city's Checklist for Structural Damage Permits. For any other city, its building office's permit page lists the documents it wants for a structural repair.
Is a bowing wall a structural repair under Florida law?
Chapter 489 lists load-bearing walls as structural components; whether yours bears load is a fact about the house. An exterior or interior load-bearing wall is on the statute's list. Tell the building office what the wall carries before you count on the permit exemption.
What does bracing a bowing wall cost in Florida?
Our model puts wall work at $60 to $555 per linear foot of wall, an estimate, not a quote. The unit is a linear foot, so a long wall multiplies the figure.
